House 3: Insurance Cancelled

I received a certified letter from my insurance company yesterday. It contained a refund check and a notice that they were canceling my insurance on this property. The reasons given were: poor roof condition, abandoned car on property, and rotten eaves. The cancellation is effective 5/16/06, so I still have coverage for a month. The car has been removed and the eaves are being repaired this week. The roof looks ok to me and we've had rain recently and there haven't been any leaks, so I'm not sure what to do about that. I'll have to give my insurance agent a call.

OK, I'm new to this.
1. How does the insurance company know the car is abandoned?

2. Leaves in gutters? Doesn't that affect everyone?

3. Bad Roof..?

I think it has more to do with the location of the property. Lenders are prohibited from these type of practices (red lining) but I don't think any regulations on discrimination have gotten to insurance companies yet.

Anon - it was pretty obvious the car was abandoned: no hood, broken windows, flat tires, junk inside. But what it this means is the insurance person had to get out of his/her car and peer over the fence into the yard. In fact, they would have had to drive into the alley behind the house and look over the back fence because you can't see into the backyard from the front side yards.

Eaves, not leaves. Eaves are the part of the roof that overhangs the walls of the house.

Other anon - yup. That could be the reason. Maybe not though. I mean, there are some houses in the neighborhood that look nice. It doesn't look like it's a horrible area, but maybe that area just has lots of insuance claims, so they looked for a reason to cancel.

Bginvestor - I know what you mean. I've heard similar stories from other people. Sometimes people just call to ask if something is covered, not to make a claim and then the company drops them. I prefer to talk to insurance companies as little as possible.
